As a full-time real estate professional I feel it is essential to research trends in the housing market in Anne Arundel County. Here are some possible explanations for the current housing trends.
The decrease in new listings (-20.5% year-to-date) could be due to a variety of factors, such as a decrease in the number of people putting their homes on the market, or a decrease in the number of new homes being built.
The decrease in old listings (-23.2% year-to-date) could be due to a variety of factors, such as homes being sold, or homeowners taking their homes off the market.
The increase in new listing price (+7.6% year-to-date) could be due to a variety of factors, an increase in the cost of building materials, or an increase in the cost of labor. It is also very possible that sellers are not being informed of the trends and therefore are lagging behind the trend instead of being on the leading edge and pricing their property accordingly.
It's also worth noting that these trends may not be uniform across all areas of Anne Arundel County. It's possible that certain neighborhoods or price ranges are experiencing different trends. To get a more complete understanding of the housing market, it would be helpful to look at data for a longer time period, as well as other relevant factors such as unemployment rates, population growth, and economic conditions.
